By 8:30pm last night 3/4" of rain had fallen on Country Club Plaza's roof - where there IS a roof, that is. The rain also fell directly INTO the mall through the missing skylights. It beat down on the old, decomposed roofing and surely ran into many cracks in the roof reported last December by an observer one of the tenants had hired. In short, the roof was in substantial disrepair. The December report eventually got to County Code Enforcement staff, which was blocked by the Property Manager from accessing the roof. By this summer County staff was able to get up onto the roof. The Property Manager told them the roof would be fixed. The sands of time slowly shifted until yesterday's deluge. Oh, sure, the lake inside the mall from the missing skylights can be dried out, but what about the roof? Was new roofing placed, or is there now new moisture in the walls? What about the mold? How safe is the building? How safe are the tenants and the customers? We don't know. Caveat emptor.
The roof appears to be 25-30 years old, appears to have been professionally installed and is in conformance with industry installation standareds, however, the roof does display excessive wear and tear. Overall condition of the roof is poor. A complete re-roof is recommended, if only repairs are done we cannot assure that the work will be effective due to the severe condition the roof is in.Report presented to the mall tenant in December 2024
